It begins with an initial inquiry and consultation to determine the best path forward, followed by a site walk if needed. From there, we provide a rough cost estimate or develop construction documents to define the details. Once finalized, we confirm pricing, initiate permitting if required, and assign your project a management level that aligns with its complexity. This thoughtful approach ensures you receive the right level of support, communication, and expertise—without unnecessary steps or added cost.

Our Process

Step One: 

INITIAL INQUIRY

All inquiries will go straight to our Skelly Renovations Division Manager to determine if your project is a good fit for our Skelly Renovations Team. 

Step Two: 

CONSULTATION CALL

After the initial call, our Division Manager will determine if a site walk is needed for your project. If a site walk is not needed, then our team will provide a Rough Cost estimate for the project.

SITE WALK (IF NEEDED)

Step Three: 

ESTIMATE &
CONSTRUCTION DOCUMENTS


Once construction documents are created (2-3 weeks), edited and finalized, Skelly will confirm final pricing and initiate permitting if needed and not already underway..

Step Four: 

If a site walk is needed, we will schedule a time with you for one of our Project Managers to physically walk your project. 

Final Step: 

PROJECT LEVEL ASSIGNMENT

Your project will be assigned 
a level designation and corresponding next steps will follow to initiate the work!

At Skelly Renovations, we tailor our level of project management to match the scope and complexity of your specific project. This means you get exactly what’s needed—without unnecessary layers, inflated costs, or overly complex processes that don’t fit the job.

Depending on your project, Skelly Renovations may provide
the following documents or services, as needed:

Project Levels 

  • A Guidelines & Expectations document and/or meeting
  • Access to BuilderTrend, our project manager software
  • A signed contract 
  • Access to our in-house cabinetry shop, Skelly Built
  • Pulled permits, if necessary

LEVEL D / RANGE: $25,000 - $50,000

Example of a project in this range: New Engineered Hardwoods Throughout the Entire House. 

Level C / RANGE: $50,000 - $100,000 

Example of a project in this range: a Small Bathroom or Closet Remodel. 

Level B / RANGE: $100,000 - $200,000

Example of a project in this range: a Full Repaint of a House or Enclosing an Outdoor Patio to create an indoor living space. 

Level A / RANGE: $200,000 - $300,000 

Project Level Examples 

Example of a project in this range: a Kitchen Renovation that might include permitting, reworking mechanical, electrical, plumbing systems or custom cabinetry, etc.
